landscaped area exceeding three hundred fifty (350) square feet shall not <br />be given credit toward satisfying the requirements of this Section. <br /> <br />(e) LANDSCAPING GROUP 5 (Decorative Planting Strip) Decorative area of <br /> planting at least five (5) feet in width and containing a combination of <br /> decorative trees, shrubs and perennial flowers, plants and grasses. At least <br /> fifty percent (50%) of the planting area shail be designed to be covered by <br /> shrubs. Shrubs shall be at least twenty-four (24) inches nigh at time of <br /> planting. <br /> <br />(f) LANDSCAPING GROUP 6 (Ground Cover) An area Of planting designed <br /> primarily for ground cover and containing any variety of trees, shrubs, <br /> perennial flowers, plants and grasses. <br /> <br />Sec. 40-73.1. Exceptions and modifications of landscaping group st~nd~'ds. <br /> <br />(a) <br /> <br />Landscaping and screening requirements shall be modified whenever <br />necessary to conform to the site distance and visibility clearance <br />requirements of Section 40-44 (c), or when it is determined by the planning <br />director, after consultation with the traffic engineer, that a modification is <br />warranted to provide adequate visibility for purposes of vehicular traffic <br />safety. <br /> <br />(b) <br /> <br />Where full compliance with the standards of a Landscaping Group is <br />impossible because of the location of an existing building, the planning <br />director may approve a modification of such standards only to the extent <br />necessary to reasonably accommodate such existing building. <br /> <br />(c) <br /> <br />The width of the buffer strip of land required in subsections 40-73(a) and <br />40-73(b) shall be reduced to seven and one half (7.5) feet if the fully <br />opaque portion of the screen consists of a brick, stone or architectural <br />block wall. <br /> <br />See. 40-74. Maintenance. <br /> <br /> Where landscaping required to be installed under this Chapter is installed on the <br />same zone lot as a principal use, it shall be the responsibility of the owner of the <br />zone lot to maintain the landscaping. The landscaping must be maintained, alive, for <br />a period of one year. If any portion of the landscaping dies during the first year <br />after planting, it must be replaced by the owner. <br /> <br />Sec. 40-75 -40-90. Reserved. <br /> <br />101 <br /> <br /> <br />
