(d) <br /> <br />(e) <br /> <br />In the Historic or Downtown D-I Zoning Districts, the owner, tenant, or <br />agent of an off-street parking area which accommodates more than four (4) <br />automobiles or vehicles shall be required to provide a minimum total <br />landscaped area equal to not less than ten (10) percent of the total area of <br />all parking spaces and drives in the parking area, said landscaping to be in <br />accordance with Landscaping Group 4 and further provided that, at full <br />growth of plant materials, at least twenty five (25) percent of the parking <br />area will be shaded. <br /> <br />Where off-street parking areas abut any public street or walk, Landscaping <br />shall be provided between the parking area and the street right of way. <br />This landscaping shall consist of one of the following: <br /> <br />(1) A buffer strip of land meeting the requirements of Landscaping Group <br /> 3; or <br /> <br />(2) <br /> <br />A strip of land at least five (5) feet in width, containing an earth berm <br />at least thirty (30) inches in height above grade. The berm shall be <br />completely covered with any combination of shrubs, grass, or other <br />living ground cover and shall not exceed a slope of thirty (30) <br />degrees; or <br /> <br />(3) <br /> <br />A strip of land at least five (5) feet in width and a solid brick, stone <br />or architectural block wall at least thirty (30) inches in height. At <br />least one shrub or vine shall be planted abutting the wall within each <br />ten foot~10ng section. <br /> <br />Sec. 40-71.3. Requirements for off-street loadln~ at~_~s. <br /> <br />Off-street loading a~eas shall be provided for all non-residential uses as follows: <br /> <br />(a) <br /> <br />One (1) off-street loading space shall be provided for each seven thousand <br />five hundred (7,500) square feet of lot area upon which said building or use <br />is located. Such space, unless otherwise adequately provided for, shall not <br />be less than twelve (12) feet in width, thirty (30) feet in length, and fifteen <br />(15) feet in height; <br /> <br />(b) <br /> <br />Twenty-five ('25) percent of the aisle space may be allocated to off-street <br />loading, for temporary use, if there is no permanent blockage of the aisles, <br />and there is no creation of an unsafe traffic condition either in the lot or on <br />the adjacent street. <br /> <br />(c) <br /> <br />The construction standards of Section 40-71 shall apply to all off-street <br />loading areas; <br /> <br />(d) <br /> <br />Off-street storage areas, not required for parking, may be surfaced with <br />gravel or surface-treated, but may not be untreated dirt. Striping and <br />perimeter curbing requirements are waived for these areas. <br /> <br />(e) <br /> <br />The screening and lighting requirements of Section 40-71.2 shall apply to <br />loading areas. <br /> <br />99 <br /> <br /> <br />
