2. That a group housing use permit for the construction <br />of forty-nine (~9) detached single-family condominiums <br />located at River Pointe is hereby granted to River Pointe <br />Development Associates, LLC, subject to the following <br />terms and conditions: <br /> <br />(a) <br /> <br />The group housing project shall be limited to <br />forty-nine (49) detached single-family <br />condominiums. <br /> <br />(b) <br /> <br />The site layout and landscaping shall be in <br />accordance with Exhibits A and C, attached <br />hereto and made a part hereof. Minor <br />modifications maybe made with approval by the <br />Planning Director prior to obtaining building <br />permits. <br /> <br />(c) The exterior of the condominium development <br /> shall be of the same materials and architectural <br /> designs and details used in the "Kings Ford" <br /> condominium project in Chesapeake, Virginia, as <br /> shown on Exhibit B, attached hereto and made a <br /> part hereof. Four different elevations, two of <br /> which are shown on Exhibit B, shall be used. <br /> Additional models and minor architectural <br /> changes may be approved by the Planning <br /> Commission prior to the issuance of building <br /> permits. <br /> <br />(d) A landscaping Group 2 buffer shall be planted <br /> along River Pointe Parkway and River Pointe <br /> Drive prior to issuance of more than 25% of <br /> required occupancypermits. Landscaping layout <br /> around the house shall be in accordance with <br /> Exhibit C. <br /> <br />(e) Existing trees along the western property line <br /> shall be preserved and protected. <br /> <br />(f) <br /> <br />Adequate lighting along the private drive shall <br />be installed and maintained in good repair. A <br />lighting plan shall be reviewed by the Traffic <br />Engineering and Planning Departments prior to <br />obtaining any building permits. <br /> <br /> <br />
