the following: <br /> <br />Retail Businesses <br />Restaurants <br />Service Businesses <br />Offices; <br /> <br /> Id) A combination of landscaping, berming and <br />screening, in accordance with Article VI of Chapter <br />~0 of the Portsmouth City Code shall be employed on <br />Parcel 5 to screen any parking lots, loading <br />docks, dumpsmer areas, and other commercial <br />facilities. An unin~errupmed opaque screen <br />consisting of a wooden fence, or a brick, sEone or <br />masonry wall at least six feet in height shall be <br />constructed along the portion of the boundary of <br />Parcel 5 which adjoins Parcel 2. The appearance of <br />the proposed screen shall be subjecn 5o final <br />approval of the Director of Planning; <br /> <br /> (e) Ail buildings on Parcel 5, with the <br />exception of buildings located in the area <br />designated "Proposed Outparcels" shall be <br />constructed with a front facade predominantly of <br />brick and side and rear facades of brick or split <br />block unless otherwise approved by the Director of <br />Planning. The exterior facades of buildings <br />located on the proposed outparcels shall be <br />consisten5 in appearance with the other buildings <br />on the remainder of Parcel 5 and on Parcel 3. The <br />final design of the exteriors of any building <br />located on the proposed outparcels shall be subject <br />~o the approval of the Director of Planning upon <br />his finding that the proposed design is in keeping <br />with Ehe intent and overall quality of the <br />commercial developmenn; <br /> <br /> (f) No deliveries or pickups will be made no <br />the rear of the retail snores or other permitted <br />uses adjoining Parcel 2 between the hours of 11 <br />P.M. and 6 A.M. No refrigerator trucks or other <br />delivery vehicles with either engines or equipment <br />operating in an audible s5aEe, shall be parked in <br />such locations during such <br />hours; and <br /> <br /> (g) Freestanding signage on Parcel 5, <br />excluding the proposed outparcels portion, shall be <br />limited to one monument sign.
