(c) Issuance of a building permit for each <br />single-family dwelling shall be dependent upon <br />certification by the Director of Planning that the <br />following minimum conditions have been met: <br /> <br /> (t) The unit includes a minimum of 2,400 <br />square feet of residential living area; <br /> <br /> (2) Exterior building <br />constructed predominantly of brick; <br /> <br />facades are <br /> <br /> (3) The proposed design zs harmonious <br />with neighboring residential structures; and <br /> <br /> (4) The initial site plan, including <br />landscaping and fencing, is harmonious with <br />neighboring residential s5ruccures. <br /> <br />Parcel 2: <br /> <br /> (a) The use shall be limited to non more than <br />70 residential units of no less than 1~800 square <br />feet in living area; and <br /> <br /> (b) A landscaping buffer 10 feet wide <br />containing any variety of trees, shrubs, plants and <br />grasses that meets the Landscaping Group 5 <br />horticultural specifications shall be planted and <br />maintained along the boundary line of Parcel 2 <br />where it adjoins the boundary of Parcel 5. <br /> <br />Parcel 3: <br /> <br /> The use shall be limited co an adult <br />residential care facility (SIC 836). <br /> <br />Parcel 5: <br /> <br /> (a) No building on the property may exceed a <br />height of 35 feet as measured 5o the roofline from <br />the mean ground elevation; <br /> <br /> (b) Lighting shall be located and directed co <br />serve the commercial site without causing glare or <br />negative impac5 on adjacent uses; <br /> <br />(c) The uses on Parcel 5 shall be limited to <br /> <br /> <br />
