developed, mandatory: (a) To insure that the environmental and land use property is sensitively controls noted below are (i) ARCHITECTURE - Applicant offers to allow review and prior approval by the Portsmouth Planning Director to ensure that final design adheres to the proposed architectural style, and that quality is of an acceptable level. (ii) LANDSCAPE - It is the applicant's intention to heavily landscape the project. A full landscape buffer, including berms if needed, will be installed between all continuous residential property. If it is believed that fencing or combination of fencing and landscaping is more appropriate, applicant agrees to comply with any reasonable decision by the Planning Department. In addition, the balance of the project will be landscaped in a manner that will.create an attractive pleasing atmosphere. Applicant offers to allow review and prior ~approval of final landscaping plan by the Portsmouth City Planning Director. (iii) 0N-SITE PARKING AND TRAFFIC Applicant offers to allow Portsmouth Planning Director review and approval of the site plan in order to ensure proper control and movement of traffic on the site. (iv) MAINTENANCE - Property maintenance will be a function of the condominium association which would extend to the entire project. Maintenance of common areas, parking lots, and grounds as well as the proper control of trash and garbage would be handled by the association to assure that the quality of the project is maintained. (v) PEDESTRIAN AMENITIES Applicant will provide quality pedestrian amenities (benches, shelters, walking trails, bicycle paths, overlooks, etc.), that would promote a comfortable environment ~appropriate to this unique waterfront location. (vi) OPEN SPACE AND RECREATION FACILITIES Applicant will Provide quality open space and facilities keeping with the high quality of the entire project. 5. That this ordinance shall take effect on the date of its adoption.
