measured to the roof line from the mean grade elevation. <br /> <br /> (c) A 100-foot building side yard along Garland Drive and <br />extending behind the properties adjoining the subject property <br />and located on the west side of Garland Avenue shall be <br />established and maintained. This 100-foot side yard shall <br />serve as a buffer between the Development Site and the Woodbine <br />community. The construction of the walking trail, shown on <br />EXhibit A, shall not be required. <br /> <br /> (d) The buffer shall be landscaped in accordance with the <br />landscaping plan, dated May 25, 1995, which is entitled <br />"Churchland Site Landscape Proffers," and identified as Exhibit <br />B attached hereto and made a part hereof. <br /> <br /> (e) The existing chain link fence and attached vegetation <br />on the Development Site and adjacent to Garland Drive shall not <br />be disturbed to the extent practicable. <br /> <br /> (f) No dumpster or parking will be allowed within the <br />100-foot side Yard area along Garland Drivel <br /> <br /> (g) No ingress or egress shall be permitted from the <br />Development Site into the adjacent Woodbine area. <br /> <br /> (h) The shopping center layout for the Development Site <br />will be in substantial conformity with the Site Plan and the <br />approved final Site Plan. <br /> <br /> (i) The on-site lighting for the parking lot and other <br />areas of the Development Site shall be directional lighting. <br /> <br /> (j) The uses in the Development Site shall be limited to <br />the following: <br /> <br />Retail Businesses <br />Restaurants <br />Service Businesses <br />Offices <br /> <br /> (k) The developer will use a combination of landscaping, <br />berming and screening to adequately screen any loading docks, <br />dumpster areas and any drive-through areas for restaurants on <br />the out-parcels shown on the Site Plan. <br /> <br /> (1) The shopping center buildings to be constructed on <br />the Development Site will be in substantial conformity with the <br />architectural elevations ("Architectural Elevations") prepared <br />by D.R.
