That this use permit is approved subject to the <br />following conditions: <br /> <br /> (a) The bed and breakfast inn shall be <br /> operated in accordance with <br /> the applicant's memorandum dated March <br /> 20, 1995 (Exhibit A), attached hereto and <br /> made a part hereof. <br /> <br /> (b) No more than five (5) bedrooms shall be <br /> used for the bed and breakfast inn. <br /> <br /> (c) The applicant shall keep a guest register <br /> of all guest stays and shall make the <br /> register available for inspection by the <br /> City of Portsmouth at any time. <br /> <br /> (d) Breakfast shall be the only meal served <br /> to guests. <br /> <br /> (e) No additions or alterations shall be made <br /> to the exterior of the structure without <br /> approval from the Commission of <br /> Architectural Review. <br /> <br /> (f) The applicant shall make adequate parking <br /> arrangements with Traffic Engineering <br /> Department to provide seven (7) <br /> off-street parking spaces within 300 feet <br /> from the site or on site prior to <br /> issuance of an occupancy permit. <br /> <br /> (g) The operators of the bed and breakfast <br /> inn shall abide by the special <br /> regulations of Section 40-52.7 of the <br /> Zoning Ordinance. <br /> <br /> (h) The use permit is issued to John and <br /> Carol Braley and shall not be <br /> transferable. <br /> <br /> (i) The applicant shall comply with all <br /> applicable codes, ordinances, policies <br /> and regulation of federal, state and <br /> local governments, and shall obtain all <br /> necessary licenses and permits. <br /> <br /> <br />
