(d) The site shall be screened from adjacent residential <br />property by a landscaping buffer which will be installed <br />and maintained in good condition along the western, <br />northern and eastern boundaries of Lots 17, 18, 19 and 20 <br />and shall be in accordance with a plan approved by the <br />Director of Community Quality and Planning Services. The <br />buffer shall provide screening that is opaque year round <br />from the ground to a height of at least six (6) feet. At <br />the time of planting, all plant species shall be of such <br />size that they will achieve the six (6) foot height <br />requirement within one (1) year. All landscaping shall be <br />planted within thirty (30) days of approval of the <br />rezoning. "Maintaining the buffer in good condition along <br />the western, northern and eastern boundaries" shall <br />include, but not be limited to, maintaining the plant <br />species in an appropriate manner so as to prevent same <br />from growing higher than or through the boundary fence. <br /> <br />(e) The applicant shall comply with all applicable codes, <br />ordinances, and regulations of federal, state and local <br />governments and shall obtain and maintain all necessary <br />license and permits. <br /> <br />(f) Customer and employee parking will not be permitted <br />on Watts Avenue or between the Watts Avenue curb and the <br />rear fence line of the subject property. <br /> <br />(g) No vehicles will be repaired outside at any time. <br />All garage doors and windows in the repair shop will be <br />closed during such time as repairs are taking place on <br />Sunday and between the hours of 7:00 P.M. and 7:00 A.M. <br />Monday through Saturday. <br /> <br />(h) No commercial signage shall be permitted on the <br />boundary fence along the western, northern and eastern <br />boundaries of Lots 17, 18, 19 and 20. <br /> <br />(i) No unmuffled motor vehicles will be permitted to <br />operate outside of the building at any time. No motor <br />vehicle will be permitted to operate outside of the <br />building in such manner as to create any unreasonably <br />loud, disturbing or unnecessary noises or sounds of such <br />kind, intensity or duration as to be detrimental to the <br />life or health of any individual or disturb the public <br />peace or welfare of the City. <br /> <br /> 4. That this ordinance shall take effect on the date of <br />its adoption. <br /> <br /> <br />
