(c) All motor vehicle parts must be stored in an enclosed <br /> building on shelves, racks or pallets. <br /> <br /> (d) All oil and other fluids from dismantled vehicles <br /> must be collected and properly disposed of prior to <br /> storing the vehicles in the impoundment area. <br /> <br /> (e) The applicant shall construct a system to contain and <br /> collect fluids from any steam cleaning operation. <br /> All fluids must be disposed of in accordance with <br /> applicable codes. <br /> <br /> (f) Run-off from the property must be filtered through a <br /> Best Management Practice (BMP), approved by the City <br /> Engineer, that will reduce the non-point pollution <br /> load by at least 10%. <br /> <br /> (g) Prior to occupancy, the building must be improved to <br /> meet all current minimum building code requirements. <br /> Improvements shall include, but not be limited <br /> the following: installation of a sanitary sewer <br /> connection, bathrooms, a concrete floor and exterior <br /> painting. <br /> <br /> (h) An appropriate driveway and customer parking area <br /> must be installed in accordance with City of <br /> Portsmouth engineering requirements. <br /> <br /> (i) An engineering site plan, showing improvements <br /> necessary to comply with all City Code requirements <br /> and with the conditions of this use permit, must be <br /> approved prior to commencement of any site <br /> improvements. <br /> <br /> (j) The processing of scrap on this property as defined <br /> in Section 40-22 of the Zoning Ordinance is <br /> prohibited. <br /> <br /> (k) Trees needed to meet City Code requirements must be <br /> planted and maintained along the property's frontage <br /> on Frederick Boulevard. <br /> <br /> (l) The applicant shall comply with all federal, state <br /> and local regulations. <br /> <br /> (m) Each year, on the date of the approval of this use <br /> permit, the applicant shall provide the Manager of <br /> Planning Services with a report certified by a <br /> professional engineer registered in the Commonwealth <br /> of Virginla stating that the installed BMP is in <br /> proper working order and functions as designed. <br /> <br /> <br />
