That this use permit is approved subject to the <br />following conditions: <br /> <br /> (a) Prior to the storage of any vehicles on the site, the <br /> applicant shall establish evergreen vegetative <br /> screens both on the property and around the perimeter <br /> of the property as shown on Exhibit A. The <br /> vegetative screens around all storage yards must be <br /> maintained.an a height no less than 8 feet. <br /> <br /> Prior to planting the shrubs, the applicant must <br /> obtain approval from the Manager of Planning Services <br /> of a plan showing the species, location, size, <br /> planting methods and spacing of shrubs to be utilized <br /> in the screens. After planting, the applicant shall <br /> maintain the vegetative screen in good condition and <br /> shall promptly replace any dead or diseased shrubs. <br /> <br /> (b) The applicant shall store inoperative vehicles used <br /> for parts only in a screened impoundment area located <br /> behind the existing building on the property as shown <br /> on Exhibit A. No more than 40 trucks shall be stored <br /> in the impoundment area at any one time. The stored <br /> vehicles must be screened from view of any public <br /> street. <br /> <br /> <br />
