That the following conditions, proffered by the applicant, shall apply to <br />the subject property: <br /> <br /> (a) The property shall be used primarily for the servicing and repair of ocean- <br /> ready pleasure craft, referred to in the trade as mega-yachts. At least 80% <br /> of the repair and servicing facilities, excluding the area for boat dry <br /> storage, shall be used for the repair and servicing of vessels exceeding 100 <br /> tons or 75 feet in length. The remaining 20% of the indicated area may <br /> include the repair and servicing of smaller boats. A portion of the <br /> property may also be used for a facility for the dry storage of <br /> approximately 300 pleasure craft. <br /> <br /> (b) A Portion of the property may also be used for a public administration <br /> facility (S.I.C 9221), such as, but not limited to, a horse stable for the <br /> police mounted patrol. <br /> <br /> 4.
