(e) Upon arrival all vehicles shall be immediately emptied of ail <br /> gasoline, oil, radiator coolants, freon, and every other fluid before <br /> being offered for salvage. This fluid removai shall be exclusively <br /> done in the fluid recovery facility (within the facility, except for <br /> the gasoline that should be removed immediately on an open <br /> platform adjacent to the facility). <br /> <br />(f) Upon arrival all miscellaneous scrap and trash shall be removed <br /> from vehicles and disposed of before being offered for salvage. <br /> <br />(g) Any tires removed from vehicles shall be stored under weather <br /> protected conditions or re-install on the vehicle within a week. <br /> Unusable tires shall be disposed in accordance with the State and <br /> Federal regulations. Tires shail not be stored on site for more than <br /> eight weeks. <br /> <br />(h) All vehicles before being offered for saivage shall be placed on <br /> elevated stands to keep vehicles off the ground and shall be <br /> arranged in lines and aisles as to offer a neat and orderly <br /> appearance. <br /> <br />(i) A combination of shrubs, deciduous and evergreen (medium and <br /> large) trees shall be planted and maintained aiong the public right- <br /> of-way and along the southern property line to provide adequate <br /> buffer and screening, in accordance with Exhibit C, attached <br /> hereto and made a part hereof. <br />()j) The facility shall be fenced with an 8' high fence as shown on <br /> Exhibits A and C. <br /> <br />(k) The operator of the facility shall continue to protect the required <br /> Chesapeake Bay buffer strip to be established aiong Paradise <br /> Creek as per the Landscape Screening Exhibit C. <br /> <br />(l) All storm water run-off collection features and best management <br /> practice storage facilities shail be approved by the Director of <br /> Public Works during the site plan review process prior to <br /> construction. The operator of the facility shail monitor and <br /> maintain the storm water system so as to protect against the <br /> spread of contaminants. The storm water facilities shall be <br /> available for routine monitoring by city staff as they may request. <br /> <br />(m) No open burning of any kind shall be conducted at the facility. <br /> <br />(n) No vegetation shall be permitted to grow in the vehicle storage <br /> area. <br /> <br /> <br />
