The office/warehouse structure will have gables over at least 50% <br />of the entrances facing Maryland Avenue and Woodrow Street <br />using design vernacular established in homes in the Port Norfolk <br />Historic District at least fifty (50) years old. <br />The office/warehouse structure will have double hung vinyl or clad <br />windows, white or off-white in color, in a 9/9, 6/6, 6/1 style, of a <br />scale in equal proportions to windows on homes at least fifty (50) <br />years old in the Port Norfolk Historic District. <br />The exterior building materials on the portion the office/warehouse <br />structure facing Maryland Avenue and Woodrow Street will be red <br />flash brick with an option for another color found on homes at least <br />fifty (50) years old in the Port Norfolk Historic District. The rear <br />service area portion of the office/warehouse structure facing the <br />parking area will be CMU, also known as masonry block. <br />Each unit of the office/warehouse structure will be staggered a <br />minimum of eight (8) inches from the adjacent unit. Off-sets will <br />be at least fifteen (15) feet wide on the face parallel to the street. <br />The roof pitch for the office/warehouse structure will be a <br />minimum of 6/12. The gables over the entrance of the <br />office/warehouse structure will be a minimum of 12/12. <br />Exterior signs on the office/warehouse structure will be flush <br />mounted against the building, will be uniform in size, shape and <br />color with a surface area nor to exceed four (4) square feet. The <br />sign top edge will not be mounted higher than six (6) feet eight (8) <br />inches above the finish floor. Signs will not be lighted. Each unit <br />shall have no more one (1) sign in the front and one (1) in the rear. <br />The office/warehouse structure shall otherwise be constructed in <br />general accordance with the proffered building elevation identified <br />as Exhibit B and made a part hereof <br /> <br />(c) Site Landscaping <br />1. A five (5) to seven f7) foot planting area between the sidewalk and <br /> the office/warehouse structure will be provided. <br />2. Vegetation planting will meet the standards of the Code of the City <br /> of Portsmouth and trees shall be single trunk and shrubs will be a <br /> minimum of eighteen (18) inches in height. No box woods will be <br /> used. <br />3. All HVAC grills will be hidden from view. <br /> <br />(d) General Restrictions <br />1. The leases used by the applicant as owner of the office/warehouse <br /> structure will not permit outside storage and commercial parking <br /> on the street. <br />2.
