ZONING AMENDMENT ORDINANCE Z-01-04 <br /> <br />BE IT ORDAINED by the Council of the City of Portsmouth, Virginia: <br /> <br /> 1. that the portion of the zoning map attached to and made a part of the City <br />of Portsmouth Zoning Ordinance which now zones as Residential RM-60 and Industrial <br />M-l, the property described in Petition for Zoning Amendment Number Z-01-04, is <br />hereby amended and changed so as to show said property zoned as Industrial M-1-K <br />(Conditional), and that said property is hereby zoned as Industrial M-1-K (ConditionaB. <br /> <br /> 2. That the property affected by this ordinance by being zoned from <br />Residential RM-60 and Industrial M-1 to Industrial M-1-K (Conditional) is furthermore <br />described as follows: <br /> <br /> Z-01-04 <br /> <br />Beginning at the southwest corner of the intersection of <br />Chautauqua Avenue and Woodrow Street; thence south 23' +/- to <br />a point; thence southwesterly 362' +/- to a point; thence north <br />233' +/- to a point; thence east 295' +.- to the point of the <br />beginning. <br /> <br /> 3. That the follmving conditions, proffered by the applicant, Jerre G. <br />Ashberry, shall apply to the subject property: <br /> <br />(a) Site Layout <br /> <br />1. The applicant will construct a maximum of ten (10) <br /> office/warehouse units of 1200 square feet each. The units may be <br /> combined internally. <br />2. The applicant may consu-uct the project in phases. If constructed <br /> in phases, the first phase will consist ora minimum of six units <br /> facing Maryland Avenue. The units shall wrap around the comer <br /> of Maryland Avenue and Woodrow Street, and the area of future <br /> units shall bc planted with grass until the next phase is constructed. <br />3. The only vehicular access to the site will be from Woodrow Street. <br />4. When complete, the site layout shall have been constructed in <br /> accordance with the proffered concept plan identified as Exhibit A <br /> and made a part hereof. <br /> <br />(b) Building Structure and Materials <br />1. The office/warehouse structure will utilize gable ends. No hip <br /> roofs will be constructed. <br />2. The roof of the office/warehouse structure will feature fiberglass <br /> architectural shingles equal in quality and appearance to GAF <br /> Slateline brand shingles, <br /> <br /> <br />
