<br />May 22, 2007 <br /> <br />(f) The western wall of the existing building along Kings Highway, once renovated, <br />must contain design elements approved by Planning Staff that relieve the visual <br />impression of a continuous, long, blank concrete masonry fagade. <br /> <br />(g) The applicant shall conform to the landscaping requirements as specified under <br />Landscaping Group 1 in Section 40-73 of the Zoning Ordinance to the satisfaction of the <br />City Arborist A landscape buffer is to be located along the entire perimeter, pursuant to <br />zoning regulations. <br /> <br />(h) Fencing shall be of decorative aluminum painted black with brick pillars spaced <br />evenly throughout, shall be picketed along the top, and shall be six (6) feet high except <br />for fencing along the sidewalk on Kings Highway, which shall be four (4) feet high and of <br />the same material. There shall be a fence six (6) feet high filling the gap between the <br />northwest corner of the existing building and the southwest border of the western most <br />row of proposed storage units. There shall also be a fence six (6) feet high filling the <br />gap between the two most northern storage units. Said fences shall contain no barbed <br />wire or chain link material. Landscaping requirements shall apply to areas between the <br />four (4) foot fence and the six (6) fence along Kings Highway, as well as to areas within <br />the six (6) foot fence. <br /> <br />(i) All lighting must be directed inward toward the project It must be bright enough <br />to deter criminal activity on the site but must be shielded from adjacent property. <br /> <br />(j) The total building coverage on the site shall not exceed 41 percent, or 20,377 <br />square feet, of the total floor area <br /> <br />(k) The total number of new storage units shall not exceed 71, which is in accord <br />with the site plan submitted December 14, 2006. <br /> <br />(I) The applicant must follow a site plan review process, and the final site plan must <br />reflect the requirements found to be necessary by the Departments of Engineering, <br />Zoning, Building, Public Works and Planning. <br /> <br />(m) No business activity may take place at the site other than the rental of storage <br />space. <br /> <br />(n) The existing pole sign must be removed and a monument sign no taller than ten <br />feet in height must be used in its place. The Director of Planning and the Zoning <br />Administrator must approve all signage prior to installation. <br /> <br />(0) No servicing of automobiles, boats, trailers, or equipment shall take place on the <br />premises. <br /> <br />(p) The proposed storm water management facility shall be reviewed and approved <br />by the City Engineer. <br /> <br />(q) Customer access shall be restricted to Turnpike Road. <br /> <br />(r) The final site plan must meet curb improvements and requirements as specified <br />by the Transportation Planner and the City Engineer. <br /> <br />(s) The establishment shall be operated in compliance with all applicable codes, <br />ordinances, and regulations of federal, state, and local governments. <br /> <br />(t) The applicant shall obtain all required licenses and permits before operation, and <br />these licenses and permits shall remain in effect during the operation of the <br />establ ishment <br />
