<br />February 28. 2006 <br /> <br />UP-06-01 <br /> <br />Beginning on the south side of Ballard Avenue <br />approximately 1,666 feet +/- northeast of the intersection of <br />Ballard Avenue and Laigh Road at a point; thus in a south- <br />easternly direction approximately 288.5 feet +/- to a point; <br />turning 90 degrees, thus in a north-easternly direction <br />approximately 63.5 feet +/- to a point; turning 90 degrees, <br />thus in a north-westernly direction approximately 288.5 feet <br />+/- to a point; turning 90 degrees, thus in a south-westernly <br />direction approximately 63.5 feet +/- to the point of <br />beginning. <br /> <br />3. That the use permit is approved subject to the following conditions which <br />the applicant and any successor in interest shall observe: <br /> <br />(a) The site shall be developed in general accordance with the site plan <br />submitted and dated October 4, 2005, including paving the entrance drive and the front <br />parking lot. The Director of Planning may approve minor modifications. <br /> <br />(b) The site plan shall be reviewed and approved by the Engineering <br />Department before development. <br /> <br />(c) <br />one time. <br /> <br />Truck storage on the lot shall be limited to a maximum of five trucks at any <br /> <br />(d) Truck storage shall be limited to the rear of the lot behind the proposed <br />building. No trucks shall be parked in the front of the lot between Ballard Road and the <br />proposed building at any time. <br /> <br />(e) Any signage proposed for the lot shall be limited to a maximum of 65 <br />square feet. Signage design shall be reviewed and approved by the Zoning <br />Administrator before installation. <br /> <br />(f) Development of the site shall meet the 10% tree canopy coverage <br />requirements of the city code. <br /> <br />(g) Additional foundation plantings shall be added and maintained along the <br />front of the proposed building. <br /> <br />(h) The proposed building may be used only for the maintenance and repair <br />of the applicant's vehicles. This building shall not be used as a commercial vehicle <br />repair shop accepting customers outside of the existing business operations. <br /> <br />(i) Hours of operation for the building shall be limited to Monday-Sunday from <br />6:00 a.m. to 6:00 p.m. Truck storage shall be allowed on the lot at all times. <br /> <br />(j) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and maintain all <br />required licenses and permits. <br /> <br />(k) All taxes in connection with the subject property and the proposed use <br />shall be paid when due. <br /> <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions may <br />serve as grounds for revocation of the use permit by the City Council." <br />
