September 24, 2002 <br /> <br /> (f) The applicant shall maintain, at least, ten off-street parking spaces for the <br /> childcare center. The applicant shall provide on-site drop-off/pick-up for the children at <br />2900 Elm Avenue. <br /> <br />(g) The parcel at 2814 Elm Avenue shall be used solely for staff parking. <br /> <br />(h) The center shall comply with the submitted site plan and floor plan. <br /> <br /> (i) The site must adhere to the tree canopy site requirement and the parking <br />lot screening requirement, which requires a landscaped buffer to screen the parking <br />area from the right-of-ways of Elm Avenue and Centre Avenue, outlined in City Code <br />Section 40-70 through 40-74. <br /> <br /> (j) The applicant shall prepare a parking lot plan that includes ten parking <br />spaces, required landscaping and provides convenient traffic movement. The parking <br />lot shall be improved to City standards. <br /> <br /> (k) The applicant shall provide for trash/garbage removal from the site in <br />accordance with the memorandum issued by the Director of General Services, dated <br />July 30, 2002. <br /> <br /> (I) The center shall submit to all required inspections by the City's Fire <br />Department Bureau, Public Health Department and Building Official. This shall include <br />an initial inspection prior to the opening of the business and annual inspections <br />thereafter. <br /> <br /> (m) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and maintain all <br />necessary licenses and permits. <br /> <br />(n) Taxes and fees associated with the property shall be paid when due. <br /> <br /> 4.
