"Pursuant to the provisions of the Zoning Ordinance, notice is hereby given that
Family Dwelling District to "G" Commercial District.
3. Robert M. Jennings to rezone property in block 2: lots 238 and 239,front-
ing 50 feet on south side of Lindsay Ave. by 108 feet deep; lot 264, fronting 30
feet on no~th side of George Washington Highway by approximately 108 feet deep;
and lot 265, fronting 65 feet on north side of George Washington Highway b~ ap -
proximately 70.£eet deep,Application to rezone from 'F' Local Business District
to 'I' Light Industrial District."

"At a meeting of the Planning Commission on January 2, 1958, the following peti-
tions for amendments to the zoning map were considered and subsequent recommenda-
tions are submitted for your consideration.
1. Smith-Edwards Lumber Company and Sidney W. Coren to rezone property on
the north side of Jefferson Street, commencing 30' west of Seventh Street, front-
ing approximately 75' on Jefferson Street, consisting of two lots approximately
9-' deep'and one lot approximately t20' deep. Application to rezone from "C" Two
Family Dwelling District to "I" Light Industrial District.

The Planning Commission, by unanimous action, recommends that two of the subject
lots, with a total fronting of 60' on ~Jefferson Street and ~a depth of approximately
90', be rezon~d in accordance with the petition; and that rezoning of the third
lot, approximately 15' wide by 120' deep, and lying we~t of the other two lots,
be dented. If tk~s-'recommendation is ~ollowed, then the industrial zoning along
Jefferson Street will extend ~90' west frGn Seventh Avenue and will be t~e same on
both sides of Jefferson Street. In recommending that the additional lot be denied
the Planning Commission recotnizes thatthe further extension of non-residential
buildings west on Jefferson Street would be detrimental to a residential area
which includes recently constructed 'houses.

2. Linwood Johnson to rezone property located on the north side of Jef-
ferson Street, commencing ll0 feet west of Seventh Street, fronting 30 feet on
Jefferson Street by 123 feet deep; lot 662, black 4. Application to rezone from
"C" Two Family Dwelling District to "~' Commercial District.

By unanimous action the Planning Commission recommends that this petition be denied.
The reasons are as stated above in connection with the Smith-Edwards petition. The
subject lot is located on Jefferson Street adjacent to the west of the Smith-Edwards
property.

3. Robert M. Jennings to rezone property in b~ock 2; lots 238 and 239,
fronting 50 feet on south side of Lindsay Avenne by 108 feet deep; lot 264, front-
ing 30 feet on north side of George Washington Highway by approximately 108 feet
deep; and lot 265, fronting 65 feet on north side of George Washington Highway,
by approximately 70 feet deep. Application to rezone from "F" Local Business
District to "I" Light Industrial District.

By unanimous action the Planning Commission recommends that this petition be
denied. At the present tim~, the land south of George Washington Highway is
zoned "I" Light Industrial District. The land abutting George Washington Highway
on the north is all zoned "F" Local Business, and behind and north of this the
Brighton area is in a "C" Two Family Dwelling District. The Planning Commission
is of $h$ opinion that the present zoning is good zoning, and that the incursion
o~ a sliver of light industrial land on the north side of George Washington
Highway would be spot zoning and would open the door to many kinds of undesirable
uses which could take place 'here. The Planning Commission has been advised by the
Building Inspector that the plans submitted for building on this land are for the
express purpose of a seat cover business and takes note of the fact that such a
business is legal ~under the present zoning and does a~ustrial
zoning."

On motion adjourned.
