(s) Clerk and Recorders Certificate as follows: <br />COMMONWEALTH OF VIRGINIA <br />CITY OF PORTSMOUTH TO WIT <br />IN THE CLERK'S OFFICE OF THE CIRCUIT COURT OF THE CITY OF <br />PORTSMOUTH, VIRGINIA, ON THE DAY OF , 20_, AT <br />O'CLOCK [A.M. or P.M.] THIS PLAT WAS THIS DAY RECEIVED AND UPON <br />CERTIFICATE OF ACKNOWLEDGEMENT, THERETO ANNEXED, ADMITTED <br />TO RECORD IN MAP BOOK , PAGE <br />TESTS: BY: <br />DEPUTY CLERK <br />(t) If the subdivided property contains wetlands and/or resource protection areas, there <br />shall be a note on the plat which states the following: <br />"Wetlands and land within resource protection areas and associated buffers shall <br />remain in a natural undisturbed state except for those activities permitted by Chapter <br />9.1 of the City of Portsmouth City Code." <br />(u) The plat shall include the following note: <br />"Unless otherwise noted, all drainage easements designated on this plat shall remain <br />private." <br />(v) If the streets are to be private, the plat shall include a private streets declaration in <br />accordance with section 33.1-19. <br />(w) If any exceptions have been granted by the agent in accordance with section 33.1-23, <br />the plat shall include a note detailing any exception so granted. <br />(x) The plat shall include a statement that it is the responsibility of the property owner or <br />owners to keep all drainage ditches within any easement on or abutting the property <br />clear of all debris. <br />(y) In addition to the above requirements, a digital copy of the subdivision plat in a format <br />approved by the city surveyor shall be submitted for any major subdivision. <br />Sec. 33.1-37. Condominium plats. <br />Condominiums and conversion condominiums, as defined herein, shall be required to <br />submit to the agent condominium or conversion condominium plats prepared in accordance with <br />Code of Virginia, 55.1-1920 and a copy of all documents filed with the state real estate <br />commission. Said plat and documents shall be subject to approval as required by this chapter for <br />subdivision plats. <br />
