(b) This Use Permit approval is only applicable to Suite 102 on the property, <br />as currently configured. The approved use shall not be operated in any <br />other suite on the property. <br />(c) Without limitation, the use shall be operated in compliance with the <br />following use - specific standard set forth in Section 40.2- 217(G)(7)(a): <br />(i) All newly established new and used vehicle sales uses shall be <br />prohibited from parking or displaying vehicles in the required <br />buffer between the front lot line and any vehicle use area. <br />(d) A Zoning Permit must be obtained from the City's Zoning Administrator <br />and a Certificate of Occupancy (CO) must be obtained from the City <br />Department of Permits and Inspections prior to initially operating the <br />approved use. <br />(e) The use shall be operated in accordance with the maximum occupancy <br />load limits, including patrons and employees, set by the City Building <br />Official. <br />(f) Outdoor storage is not permitted. <br />(g) All vehicles shall be parked behind the front fagade of the building out of <br />which the use is being operated. No U -Haul (or other self- hauling) <br />vehicles shall be parked in the off- street parking spaces that are required <br />under the Zoning Ordinance to serve the other established uses on the <br />property. <br />(h) All local, state, and federal licenses and permits required for operation of <br />the establishment shall be obtained and maintained in good standing. <br />(i) Prior to initially operating the approved use and so long as the use remains <br />in operation, the owners and/or operators shall install and maintain digital <br />video equipment with recording capabilities sufficient to indicate the date <br />and time that the recording is made. The recording shall provide <br />surveillance coverage encompassing the front, side, and rear exteriors of <br />the establishment for 24 hours a day, 7 days a week. Recorded data must <br />be maintained in a condition permitting review of the information for a <br />period of no less than thirty days. <br />(j) All taxes /fees associated with the property and /or the proposed use must <br />be paid when due, as determined by the City Treasurer. <br />(k) Without limitation, this Use Permit is subject to Section 40.2- 533(K) of <br />the Zoning Ordinance, which provides that this Use Permit may <br />automatically expire and become void if certain conditions set forth <br />
