(b) This Use Permit approval is only applicable to Suite 102 on the property, as currently configured. The approved use shall not be operated in any other suite on the property. (c) Without limitation, the use shall be operated in compliance with the following use - specific standard set forth in Section 40.2- 217(G)(7)(a): (i) All newly established new and used vehicle sales uses shall be prohibited from parking or displaying vehicles in the required buffer between the front lot line and any vehicle use area. (d) A Zoning Permit must be obtained from the City's Zoning Administrator and a Certificate of Occupancy (CO) must be obtained from the City Department of Permits and Inspections prior to initially operating the approved use. (e) The use shall be operated in accordance with the maximum occupancy load limits, including patrons and employees, set by the City Building Official. (f) Outdoor storage is not permitted. (g) All vehicles shall be parked behind the front fagade of the building out of which the use is being operated. No U -Haul (or other self- hauling) vehicles shall be parked in the off- street parking spaces that are required under the Zoning Ordinance to serve the other established uses on the property. (h) All local, state, and federal licenses and permits required for operation of the establishment shall be obtained and maintained in good standing. (i) Prior to initially operating the approved use and so long as the use remains in operation, the owners and/or operators shall install and maintain digital video equipment with recording capabilities sufficient to indicate the date and time that the recording is made. The recording shall provide surveillance coverage encompassing the front, side, and rear exteriors of the establishment for 24 hours a day, 7 days a week. Recorded data must be maintained in a condition permitting review of the information for a period of no less than thirty days. (j) All taxes /fees associated with the property and /or the proposed use must be paid when due, as determined by the City Treasurer. (k) Without limitation, this Use Permit is subject to Section 40.2- 533(K) of the Zoning Ordinance, which provides that this Use Permit may automatically expire and become void if certain conditions set forth
