UP -19 -04 3800 Turnpike Road (Tax Parcel 0338 -0300) ALL THOSE two certain lots of land, with their appurtenances, situate in the City of Portsmouth, Virginia and being known, numbered and designated as Lots Twenty -six (26) and Twenty - seven (27) in Block L as shown on the plat of Kingman Heights, Section 2, duly recorded in the Clerk's Office of the Circuit Court of the City of Chesapeake, Virginia in Map Book 21, pages 27 and 28. IT BEING all that certain property conveyed to Satisfied Home Builders, LLC, a Virginia limited liability company, by Deed from Candice C. Bridges dated December 10, 2018 and recorded in the Portsmouth Circuit Court Clerk's Office as Instrument Number 180012532. 3. That the use permit is approved subject to the following conditions which shall be observed by the applicant and any successor in interest: (a) The number of dwelling units on the property shall not exceed four (4) and shall comply with Portsmouth City Code Section 40.1 -3(E) — Urban Residential (UR) District's Typical Development Configuration for a four (4) unit townhome development. (b) Sidewalks shall be installed along the property's street frontages on Turnpike Road and Utah Street. (c) During construction, clear access to the bus stop located adjacent to the property on Turnpike Road shall be maintained. (d) The end unit at the corner of Turnpike Road and Utah Street shall be redesigned to offer a side - loading garage to allow for safe ingress and egress to and from the property. (e) The development shall comply with all applicable codes, ordinances and regulations of federal, state and local government, including, but not limited to, the Virginia Uniform Statewide Building Code. (f) All taxes /fees associated with the property and /or the proposed use shall be paid when due, as determined by the City Treasurer. 4. REVOCATION OF PERMIT: Violation of any of the conditions set forth herein may serve as grounds for revocation of the use pen-nit by City Council.
