UP -19 -04 <br />3800 Turnpike Road (Tax Parcel 0338 -0300) <br />ALL THOSE two certain lots of land, with their appurtenances, <br />situate in the City of Portsmouth, Virginia and being known, <br />numbered and designated as Lots Twenty -six (26) and Twenty - <br />seven (27) in Block L as shown on the plat of Kingman Heights, <br />Section 2, duly recorded in the Clerk's Office of the Circuit Court <br />of the City of Chesapeake, Virginia in Map Book 21, pages 27 and <br />28. <br />IT BEING all that certain property conveyed to Satisfied Home <br />Builders, LLC, a Virginia limited liability company, by Deed from <br />Candice C. Bridges dated December 10, 2018 and recorded in the <br />Portsmouth Circuit Court Clerk's Office as Instrument Number <br />180012532. <br />3. That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br />(a) The number of dwelling units on the property shall not exceed four (4) and <br />shall comply with Portsmouth City Code Section 40.1 -3(E) — Urban <br />Residential (UR) District's Typical Development Configuration for a four <br />(4) unit townhome development. <br />(b) Sidewalks shall be installed along the property's street frontages on <br />Turnpike Road and Utah Street. <br />(c) During construction, clear access to the bus stop located adjacent to the <br />property on Turnpike Road shall be maintained. <br />(d) The end unit at the corner of Turnpike Road and Utah Street shall be <br />redesigned to offer a side - loading garage to allow for safe ingress and <br />egress to and from the property. <br />(e) The development shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local government, including, but not <br />limited to, the Virginia Uniform Statewide Building Code. <br />(f) All taxes /fees associated with the property and /or the proposed use shall <br />be paid when due, as determined by the City Treasurer. <br />4. REVOCATION OF PERMIT: Violation of any of the conditions set <br />forth herein may serve as grounds for revocation of the use pen-nit by City Council. <br />
