1413 Des Moines Avenue <br />(Tax Parce10101-0060) <br />ALL THAT certain lot, piece or parcel of land, with <br />the buildings and improvements thereon, situate, <br />lying and being in the City of Portsmouth, Virginia, <br />and known, numbered and designated as Lots 33, 34 <br />and 35, in Block 21, as shown on that certain plat <br />entitled "Prentis Park", which said plat is duly <br />recorded in the Clerk's Office of the Circuit Court of <br />the City of Chesapeake, Virginia, in Map Book 7, at <br />page 93, reference to which is hereby made for a <br />more particular description of said property. <br />BEING that certain property conveyed to Flipping <br />USA, LLC by Deed from SL Property Holdings LLC <br />dated August 25, 2015 and recorded in the Clerk's <br />Office of the Circuit Court for the City of <br />Portsmouth, Virginia as Instrument Number <br />150008225. <br />3. That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br />(a) The applicant shall maintain four (4) off-street parking spaces on-site in <br />support of the duplex. <br />(b) The structure shall be built by a VA class "A" licensed contractor with a <br />Portsmouth Business License. <br />(c) The applicant shall submit plans for review and approval by the City <br />Building Official prior to permit issuance. <br />(d) The applicant shall obtain and keep current any required construction <br />permits and licenses in accordance with federal, state and local <br />regulations. <br />(e) All taxes/fees associated with the property and/or the use shall be paid <br />when due. <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions <br />may serve as grounds for revocation of the use permit by City Council. <br />ADOPTED by the Council of the City of Portsmouth, Virginia, at a meeting held <br />on June 14, 2016. <br />
