(a) The site development shall generally conform to the conceptual site plans <br />entitled 7-Eleven Existing Store N0.24488, 1200 High Street, <br />Portsmouth, VA 23704 prepared by Core States Group dated March 2, <br />2015, 7-Eleven #24488, 1200 High Street, Portsmouth, VA prepared by <br />Jimco Sales and Manufacturing, #24488, 1200 High Street, Portsmouth, <br />Virginia prepared by Cummings, and High Street 7-Eleven Concept Plan, <br />1200 High Street, Portsmouth, VA prepared by Blakeway Corporation. <br />(b) The development shall meet the requirements set forth in Portsmouth City <br />Code Section 40.1-4.3(C)(9)(c)(i-vii) -Conditions for Gasoline Sales. <br />(c) The development shall be submitted for Site Plan Review, administered <br />through the Engineering Department. <br />(d) The applicant shall obtain a sign permit for all proposed signage additions <br />and amendments. <br />(e) The development shall comply with Portsmouth City Code Section 40.1- <br />6.6 (Nonconforming Site Aspects), including a formal review ofoff-street <br />parking, landscaping, screening of mechanical equipment and screening <br />walls/fences by the Zoning Administrator. <br />(f) The development shall comply with Portsmouth City Code Section 40.1-9 <br />(Appendix B), Uptown D-2 District Form-Based Code. The colors in the <br />proposed standing seam metal mansard canopy roof and brick columns <br />shall closely match the colors present in the existing 7-Eleven convenience <br />store. <br />(g) The facility shall be operated in compliance with all applicable codes, <br />ordinances and regulations of federal, state and local government, and all <br />required licenses and permits shall be obtained and remain in effect during <br />the operation of the facility. <br />(h) All taxes/fees associated with the property and/or the use shall be paid <br />when due. <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions <br />may serve as grounds for revocation of the use permit by City Council. <br />ADOPTED by the Council of the City of Portsmouth, Virginia, at a meeting held <br />on February 23, 2016. <br />Teste: <br />City Clerk <br />
