UPTOWN D2 DISTRICT FORM-BASED CODE January 26, 2016 <br />803. Additional Regulations <br />A. General <br />No clvlc, commerce, or workshop use is permitted above a RESIDENTIAL use. <br />B. Household Living <br />1. A lobby serving an upper store RESIDENTIAL use is permitted on the GROUND STORY of a <br />Storefront General site. <br />2. Household living is permitted on top floor or upper most floor only of a Workshop site and <br />shall not exceed 25 percent of the gross floor area of the entire building. <br />C. clvlc <br />Buildings that house clvlc uses located on sites specifically designated on the REGULATING PLAN are <br />not subject to Part 4, BUILDING ENVELOPE STANDARDS. <br />D. Personal Service <br />Outdoor runs in association with an animal grooming, animal hospital, veterinary clinic, pet clinic, <br />animal boarding, animal shelter, kennel, or doggy day care facility shall not be permitted. <br />E. Overnight Lodging <br />A lobby serving an upper STORY overnight lodging use is permitted on the GROUND sroRY of any <br />Storefront General site. <br />F. Restaurant/Bar, RETAIL SALES <br />1. A restaurant/bar or RETAIL use is permitted in the upper STORY of a Storefront General or <br />General site provided it is a second sTORY extension equal to or less than area of the same <br />GROUND STORY USe. <br />2. Only merchandise or commodity manufactured on premise may be sold in the GROUND <br />STORY of a Workshop site. <br />804. Accessory Uses <br />A. Unless otherwise expressly stated, accessory uses are permitted in conjunction with allowed <br />principal uses. Accessory uses shall be accessory and clearly incidental and subordinate to a <br />permitted principal use. <br />B. No accessory use may be established on a site prior to the establishment of a permitted <br />principal use. <br />C. The coDE ADMINISTRATOR is authorized to determine when a structure or use meets the definition <br />of an accessory use. In order to classify a structure or use as accessory, the CODE ADMINISTRATOR <br />shall determine that the use: <br />1. Is subordinate to the principal use in terms of area, extent and purpose; <br />2. Contributes to the comfort, convenience or necessity of occupants of the principal use <br />served; <br />73 <br />
