Reserved parking includes all parking that is not shared parking. <br />The CODE ADMINISTRATOR Shall establish the amount of payment annually based on the <br />approximate cost to build structured parking. <br />C. Achieving parking requirements: <br />1. Parking requirements may be met either on-site or within an 800 foot walking distance of <br />the development. <br />2. In lieu of minimum parking requirements, the City may accept aone-time payment per <br />each space of shared parking. The CODE ADMINISTRATOR shall establish the amount of <br />payment annually based on the approximate cost to build structured parking. <br />D. Shared parking shall be designated by appropriate signage and markings as determined <br />by the CODE ADMINISTRATOR <br />E. Sites over 10,000 square feet in land area have the following requirements for bicycle <br />parking: <br />1. For COMMERCE development, the developer must provide 1 employee bicycle parking <br />rack (2-bike capacity) per 5,000 square feet of GFA and 1 visitor/customer bicycle <br />parking rack (2-bike capacity) per 18,000 square feet of GFA. <br />2. For RESIDENTIAL development, the developer must provide 1 tenant bicycle parking rack <br />(2-bike capacity) per 10 units and 1 visitor bicycle parking rack (2-bike capacity) per 25 <br />units. <br />3. Bicycle parking facilities are to be highly visible to intended users. The bicycle parking <br />facilities shall not encroach on any area in the public right of way intended for use by <br />pedestrians, nor shall they encroach on any required fire egress. <br />4. On-street bicycle parking spaces may be counted toward the minimum customer/ <br />visitor bicycle parking requirement. <br />F. Existing parking and loading facilities. <br />Required off-street parking and loading facilities in existence on the effective date of this <br />ordinance and located on the same lot as the building or use served or located elsewhere <br />shall not hereafter be reduced below or, if already less than, shall not be further reduced <br />below, the requirements for a similar new building or use under the provisions of this <br />ordinance. <br />G. Permissive parking and loading facilities. <br />Nothing in this ordinance shall be deemed to prevent the voluntary establishment of off- <br />street parking or loading facilities to serve any existing use of land or buildings, in <br />accordance with all regulations herein governing the location, design, and operation of <br />such facilities. <br />H.
