<br />UP-13-08 <br /> <br />714 Court Street <br />417 County Street <br /> <br />All of that land bounded by the following: Beginning at a point, <br />said point being the southwestern comer of the intersection of <br />Court and County Streets, then proceeding southwardly along the <br />western line of Court Street 225.5 feet, more or less, to a point that <br />is the northwest comer of the intersection of Court Street and <br />Columbia Street, then proceeding along the northern line of <br />Columbia Street 275 feet, more or less, to a point, then proceeding <br />northwardly 60 feet, more or less, to a point, then proceeding <br />eastwardly 45 feet, more or less, then proceeding northwardly 60 <br />feet, more or less, to a point then proceeding eastwardly 9 feet, <br />more or less then proceeding northwardly112 feet, more or less to <br />a point in the southern line of County Street, then proceeding along <br />the southern line of County Street 225 feet, more or less, to the <br />point of beginning. <br /> <br />3. That the use permit is approved subject to the following conditions which shall be <br />observed by the applicant and any successor in interest: <br /> <br />(a) The site shall be developed in substantial compliance with the site plan <br />submitted by DBA Architects, dated May 24, 2013 and on file in the <br />Department of Planning. <br /> <br />(b) The building shall be developed in substantial conformance with the <br />elevation submitted by DBA Architect dated May 24,2013 and on file in <br />the Department of Planning. <br /> <br />(c) A minor subdivision plat combining the two parcels into one parcel must <br />be recorded prior to approval being issued through Site Plan Approval. <br /> <br />(d) All uses on the property shall be operated in compliance with all <br />applicable codes, ordinances, and regulations of federal, state, and local <br />governments. <br /> <br />(e) The applicant shall obtain and keep current all required licenses and <br />permits before operation, and these licenses and permits shall remain in <br />effect during the operation of the establishment. <br /> <br />(f) Taxes and fees associated with the property shall be paid when due. <br /> <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions may <br />serve as grounds for revocation of the use permit by the City Council. <br />
