<br />e, Change in the proportion of housing types by more than 10 <br />percent; <br />f. Substantial changes to the design or materials of <br />structures; or <br />g, Violation of any specific condition of the master plan or <br />statement of design standards. <br /> <br />(b) Minor Deviations <br /> <br />Subsequent plans and permits for development within an approved AC <br />district may include minor deviations from the master plan or statement of <br />design standards, provided such deviations are limited to changes <br />addressing technical considerations that could not reasonably be <br />anticipated during the zoning classification process or any other change <br />that has no material effect on the character of the approved activity center <br />district or any of its requirements. The following shall constitute minor <br />deviations: <br /> <br />(i) Driveway locations; <br />(ii) Structure floor plan revisions; <br />(iii) Minor shifts in building size or location; and <br />(iv) Facility design modifications for amenities and the like, <br />(v) Changes in the location of streets internal to the District, up to 150 <br />feet in any direction as long as overall street connectivity is <br />maintained within the entire district. On the master plan, where a <br />street separates one use type from another, the location of the street <br />is adjusted in accordance with this subsection, the corresponding <br />use designation shall be adjusted as well as corresponding to the <br />new street location, <br />(vi) Changes in the location of streets internal to the District, greater <br />than 150 feet in any direction, or the deletion of a street otherwise <br />shown on the Master Plan, or the creation of a new street that <br />connects to the <public right-of-way external to the district, shall be <br />reviewed as a Type II site plan. Applications for these types of <br />changes shall include a Traffic Impact Analysis. Streets that have <br />been created in accordance with a recorded subdivision plat must <br />also be vacated in accordance with Section 15.2-2270 of the Code <br />of Virginia, <br /> <br />Changes that materially affect the basic concept of the master plan or the <br />basic parameters set by the statement of design standards are not <br />minor deviations and shall only be changed as amendments to <br />the AC district. <br /> <br />2, That this ordinance shall take effect on the date of its adoption, <br />
