<br /><l <br /> <br />(b) The location of the proposed subdivision on an inset map at a scale of not less than one inch <br />equals 1,000 feet, showing adjoining roads, their names and numbers, subdivisions and other <br />landmarks. <br /> <br />(c) A closed boundary survey, or existing survey ofrecord, total acreage, acreage of subdivided <br />area, existing buildings, existing graves, objects or structures marking a place of burial, names of <br />owners and existing property lines within the boundaries ofthe tract and for adjacent properties <br />thereto, proposed monuments, lots, lot numbers, lot areas, blocks, building setback and yard lines. <br />The boundary survey shall conform to the requirements of Section 18V ACI0-20-370 of the Code <br />of Virginia. <br /> <br />If any exceptions have been granted by the Planning Commission in accordance with section <br />33.1-23, the preliminary plan shall include a note detailing any exception so granted. In addition <br />any Use Permit conditions, Variances or Proffers attached to the property shall also be noted. <br /> <br />(d) All existing, platted and proposed streets, both private and public, including their names, <br />numbers and widths; existing and proposed utility or other easements, culverts, drains, <br />watercourses, lakes, their names and other pertinent data. If the streets are to be private, the plan <br />shall include a private streets declaration in accordance with section 33.1-19. <br /> <br />(e) Where plan includes or abuts any natural or artificial body of water, show the approximate <br />high waterline, bulkhead and pierhead lines where officially established, top of bank and toe of <br />slope, proposed elevations and slopes for grading, and FEMA flood map and floodplain <br />information. <br /> <br />(t) Lot lines with dimensions and proposed setback lines; if a residential lot, the total number, <br />type, and density per type of dwelling units to be placed thereon ifmore than one. <br /> <br />(g) All parcels of land proposed to be dedicated or reserved for public use, and the conditions, if <br />any, of such dedication. <br /> <br />(h) A statement that appropriate erosion and sediment control methods shall be utilized prior to <br />any clearing, grading or construction. <br /> <br />(i) The preliminary plan for a major subdivision shall contain a copy of conceptual plan reviewed <br />under the requirements of section 33.1-24. <br /> <br />(j) Prior to application for final approval, the subdivider shall also submit to the City Engineer <br />and/or director of public utilities and secure approval of engineering development plans for those <br />physical improvements set forth in sections 33.1-49 and 33.1-50 in accordance with the <br />following: <br /> <br />I. Such plans shall be prepared by a licensed professional engineer or land surveyor <br />in the Commonwealth of Virginia and shall be complete, showing all essential <br />details of the construction of the improvements at a scale generally acceptable to <br />the City Engineer. <br /> <br />II. The City Engineer and/or the director of public utilities shall examine such plans <br />and determine whether they meet the requirements ofthe zoning ordinance in <br />chapter 40 and this chapter and whether they are in accord with sound engineering <br /> <br />Page 15 of33 <br />
