<br />Lot. A parcel of land occupied or to be occupied by a main structure or group of main structures <br />and accessory structures, together with such yards, open space, lot width, and lot areas as are <br />required by Chapter 40, Zoning, either shown on a plat of record or considered as a unit of <br />property and described by metes and bounds. A lot is synonymous with parcel or tract. <br /> <br />Lot, corner. A lot abutting on two or more streets at their intersection. Of the two sides ofa <br />corner lot, the front shall be deemed to be the shorter of the two sides fronting on streets. <br /> <br />Lot, double frontage. An interior lot having frontage on two streets. <br /> <br />Lot, flag. A lot which has a narrow appendage, not less than 16 feet in width, providing the <br />required street frontage and through which access is provided to an enlarged portion of the lot <br />typically located behind another lot that abuts the street. <br /> <br />Lot, frontage. The minimum width of a lot measured along a street right of way from one side lot <br />line to the other along a straight line. <br /> <br />Lot, interior. Any lot other than a corner lot. <br /> <br />Lot of record A lot, a plat or description of which has been recorded in the clerk's office of the <br />circuit court. <br /> <br />Lot, width. The width of a lot shall be measured at the required setback line as established by <br />chapter 40. <br /> <br />Monument. An iron pipe a minimum of 3/4 inches in diameter with a 24 inch length or a 5/8 <br />inches in diameter reinforcing bar with a 24 inch length driven three inches to nine inches below <br />the surface of the adjacent ground or an alternate type as approved by the city surveyor. <br /> <br />Plat. A map or plan for a tract or parcel of land meeting the requirements of this chapter which is <br />to be or which has been subdivided. When used as a verb, "plat" is synonymous with "subdivide." <br /> <br />Property. A unit or units of land of such size and dimensions that it may be subdivided into two <br />or more lots. <br /> <br />Public sewer. A sewer system owned and operated by the City of Portsmouth or the <br />Hampton Roads Sanitation District Commission. <br /> <br />Public water. A water system owned and operated by the City of Portsmouth. <br /> <br />Resource management area (RMA): Resource management area as defined and regulated by <br />chapter 9.1. <br /> <br />Resource protection area (RPA): Resource protection area as defined and regulated by chapter <br />9.1. <br /> <br />Right-of-way. The total width of land dedicated or reserved for public or restricted travel, <br />including pavement, ditches, drainage facilities, curbing, gutters, pipes, sidewalks, shoulders and <br />land necessary for the maintenance thereof.
