<br />thus described. The policy shall contain terms and conditions reasonably acceptable to the City, <br /> <br />and the minimum coverages shall be as follows: <br /> <br /> <br />General Liability: <br /> <br /> <br />$1,000,000 Combined Single Limit - Bodily Injury and Property Damage <br /> <br /> <br />$ 2,000,000 Aggregate <br /> <br /> <br />Workers Compensation (if the Railroad Museum has an employee) <br /> <br /> <br />Statutory <br /> <br /> <br />Automobile Liability (if the Railroad Museum owns and operates a motor vehicle) <br /> <br /> <br />$1,000,000 combined single limit <br /> <br /> <br />12. Termination by City. If the Property shall become deserted or vacated, or if there <br /> <br /> <br />shall be material default in the performance of any ofthe terms of this lease by the Railroad <br /> <br /> <br />Museum, or if the Railroad Museum shall become insolvent or otherwise incapable of meeting <br /> <br /> <br />its obligations hereunder, then the City may provide written notice of default. If the default is <br /> <br /> <br />not cured (if capable of being cured) within thirty days or such longer period as the parties may <br /> <br />agree to in writing, then the City may in its sole discretion terminate this lease. <br /> <br />13. Termination by Railroad Museum. In the event the Property is damaged or <br /> <br />destroyed by fire or other casualty, if, in the reasonable judgment of the Railroad Museum, the <br /> <br />damage is so extensive that as a practical matter it amounts to the total destruction of the <br /> <br />Property situated on the Property, and there is insufficient insurance coverage to replace or <br /> <br />rebuild the Property stored and/or maintained thereon, then the Railroad Museum has the option <br /> <br />to terminate this Lease. <br /> <br />-6- <br /> <br />Draft 6 <br />
