<br />b. At least 80% of each upper story shall have an interior clear height <br />(floor to ceiling) of at least nine feet. <br /> <br />4. Height, Generally. <br /> <br />Opportunities for unique architecture and signature buildings exist at intersections <br />designated as Activity Nodes by the adopted Downtown Master Plan. Taller buildings <br />increase the density and activity of the space and corner buildings located at activity <br />nodes should be taller than adjacent mid-block buildings. <br /> <br />(e) Residential Densities. Redevelopment and new development projects that include <br />residential dwelling units, other than single family detached subdivisions, shall be developed in <br />accordance with the following density limit ranges: <br />(i) T3: Not applicable. <br />(ii) T4: 8-12 dwelling units per acre <br />(iii) T5: 18-24 dwelling units per acre <br />(iv) T6: 60-96 dwelling units per acre <br />(v) SD: Not applicable. <br /> <br />Section 40-56.4. Administrative Deviations <br /> <br />(a) Authority. During the site plan review process, the Planning Director is <br />authorized to approve limited administrative deviations to certain provisions of this Code, where, <br />owing to special conditions, strict enforcement would be physically impractical. This optional <br />process occurs only where the applicant requests an administration deviation to a standard as <br />specified below. <br /> <br />(b) Permitted Deviations. The Planning Director will review the request in light of <br />the intent of the applicable transect requirements. The Planning Director is authorized to approve <br />an administrative deviation for the following standards: <br /> <br />(1) Height. <br /> <br />(i) Minimum and maximum story heights - up to 10% for anyone story, limit <br />of 5% for any cumulative increase or decrease in building height. <br />(ii) Street wall/fence requirements - up to 10%. <br />(iii) Finished floor elevation - up to 5%. <br /> <br />(2) Siting. <br /> <br />(i) Required Building line - increase of up to 6 inches (from the specified 20 <br />inches to 26 inches in width). <br />(ii) Required building line minimum percentage built-to - reduction of up to <br />five percent of required length. <br />
