<br />c. Street tree planting areas shall be at grade or not greater than six inches in <br />height above or below the sidewalk. <br /> <br />d. At planting, street trees shall be at least 2.5 inches in diameter (at DB H) <br />and at least ten feet in overall height. Species must be selected from the street tree <br />list (see Tree Lists). Consult with the Planning Director for the designated tree <br />species for a particular street-space. <br /> <br />e. Any unpaved ground area shall be planted with groundcover, flowering <br />vegetation, or climbing vines, not to exceed 12 inches in height. Street trees must <br />be "limbed up" as they gain appropriate maturity so as to not interfere with <br />pedestrian or truck travel (minimum 7 feet clear over the sidewalk and 14 feet <br />over the travel lanes of the street) and to maintain visibility. <br /> <br />f. The distance between street trees shall be determined by the design of the <br />site and building to provide for an integrated landscaped theme. The Planning <br />Department and the City Arborist shall also approve tree selection. Spacing and <br />tree selection shall reflect the urban character and enhance the viewscapes of the <br />waterfront and downtown areas. <br /> <br />(5) Open Space. <br /> <br />Each property shall provide open space as follows: <br /> <br />1. T3 & T4: at least 20% of the total lot area in open space. <br /> <br />11. T5: at least 15% ofthe total lot area in open space. <br /> <br />111. T6: at least 10% of the total lot area in open space. <br /> <br />b. Open space may be public and/or private and may be in the form of roof <br />gardens, brick gardens, landscape ground level spaces and atriums. Each such <br />space to be considered as "open space" must contain landscaping, public art form <br />elements, or pedestrian elements and blend with the architecture of the <br />development. <br /> <br />Sec. 40.56.3. Downtown Districts - Dimensional and Density Requirements. <br /> <br />Development in the T3, T4, T5, T6 and the SD district shall reflect the urban character <br />created by the downtown area. The design of the development shall create a vibrant, walkable <br />place. <br /> <br />(a) Siting and Building Envelope Standards <br /> <br />(1). F or those properties where a Certificate of Appropriateness is required, the <br />Downtown Design Committee shall determine the setbacks for any construction project. <br /> <br />(2) For those properties where a Certificate of Appropriateness is not <br />required, the following provisions shall apply: <br /> <br />Front <br />
