<br />Table 40-50.5 <br />ALLOWABLE USES IN MIXED USEIEMPLOYMENT CENTER DISTRICTS <br /> <br />Residential <br /> <br />Multifamily, including condominiums, 30 units per acre or less <br /> <br />Multifamily, including condominiums, more than 30 units per acre but less than 40 units <br />per acre. <br /> <br />Lodging <br /> <br />Hotel <br /> <br />3. That Section 40-50.7 of the Code of the City of Portsmouth, Virginia <br />(2006) is repealed and a new Section 40-50.7.1 is adopted to read as follows: <br /> <br />Sec. 40-50.7 Alternative Parking Plan. <br /> <br />(a) The developer shall provide parking for the entire MX-EMP development <br />without including the TCC Campus, at a build-out ratio of 1.5 parking space per dwelling <br />unit, 1.5 parking space per hotel unit and 3.25 parking spaces for every 1,000 square feet <br />of gross building square footage of all other uses in the development. No more that 2,500 <br />parking spaces shall be provided on surface parking lots. Additional surface parking may <br />be allowed after a use permit is obtained. Parking for separate uses and buildings may <br />be shared on/in the same lot or parking deck within the development. <br /> <br />(b) The developer shall at the time of site plan review for each new building, <br />submit a graphic depiction of the development that details: <br /> <br />1. The existing floor area/unit count for all existing buildings III the <br />development, and <br />2. The location of the existing buildings, and <br />3. Location number and size of the parking spaces for these existing <br />buildings, and <br />4. Location of the proposed building, and <br />5. Location of the additional required parking spaces. <br /> <br />(c) Parking Decks. Required off-street parking may be located in a parking <br />structure, whether on the same or a different lot than the uses which it serves. All <br />portions of such structure along a street shall not be used for parking of vehicles, but shall <br />be devoted to other permitted principal uses or to means of pedestrian or vehicle access, <br />provided that such vehicle access along a principal street shall be permitted only when no <br />other secondary street or alley is available for adequate access. <br />
