That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br /> <br />(a) The applicant shall maintain a contract with a commercial waste hauler for <br />all refuse collection on the site. Waste management on the site shall <br />conform to Chapter 16 of the City Code. <br /> <br />(b) The facility shall comply with all conditions associated with Use Permit <br />UP-03-03 approved by the City Council in 2003 by Resolution R-03-12. <br /> <br />(c) A landscape buffer shall be installed along the northern and eastern <br />boundaries of the property that are adjacent to residentially zoned <br />property. The buffer shall comply with the standards of a Group 1 buffer <br />as listed in Section 40-73(a) of Chapter 40 of the City Code. <br /> <br />(d) Any exterior lighting shall be installed and directed in such a manner as to <br />not produce glare onto any residentially zoned property. Light fixtures <br />used shall be a full cut-off design with the lamp being fully enclosed <br />within an opaque housing. <br /> <br />(e) The expansion shall be developed in a manner as to be in character with <br />the original structure in terms of height, architectural design and building <br />materials. <br /> <br />(f) The applicant shall install a six foot high wood stockade fence along the <br />eastern and northeastern boundary of the property that is adjacent to <br />residentially zoned property. <br /> <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions <br />may serve as grounds for revocation of the use permit by the City Council. <br />
