<br />point; thence, in a southerly direction 113'7: to a point of <br />the beginning. <br /> <br />3. That the use permit is approved subject to the following conditions which shall be <br />observed by the applicant and any successor in interest: <br /> <br />(a) The occupancy shall be limited to no more than twenty (20) clients at any <br />given time. <br /> <br />(b) A site redevelopment plan shall be submitted to the Director of Planning <br />for review and approval. The plan shall address the addition of windows <br />along the building's frontage on High Street and the planting of two (2) <br />shade trees and shrubs. <br /> <br />(c) The applicant shall provide a minimum of four (4) parking spaces with a <br />turn-around area to the rear of the property, as approved by the City <br />Engineer. A parking sign shall be erected denoting that parking is solely <br />for the facility. <br /> <br />(d) The owner/developer shall be responsible for upgrades to water and sewer, <br />as necessary, including the installation of a backflow preventer device <br />approved by the Public Utilities Department. <br /> <br />(e) The applicant shall comply with a trash plan approved by General <br />Services. A dumpster is not permitted for use on the premises. <br /> <br />(f) The proposed business shall operate in accordance with federal, state and <br />local regulations. <br /> <br />(g) All taxes and fees in connection with the proposed use shall be paid when <br />due. <br /> <br />(a) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and <br />maintain in effect all necessary licenses and permits. <br /> <br />(h) No vehicles shall be stored on-site. <br /> <br />4. REVOCA TION OF PERMIT: Violation of any of the above conditions may <br />serve as grounds for revocation of the use permit by the City Council. <br />
