The use <br />permit process shalll'stablish conditions, in addition to those required in the Master Plan <br />approval procedure, to minimize the negative aspects of proposed uses. <br /> <br />3) Firsl Fluur Use. The uses indicated by an "X' must be located on the first tloor of a <br />building. The use of a second tloor for the display of merchandise is allowed if in <br />combination with the first tloor, but at no time shall the area of second-tloor usage <br />exceed the first tloor usage area. Use of additional tloors for office and conference <br />rooms is allowed. No use of additional tloors for storage is allowed. <br /> <br />4) Upper Flour Use. The uses indicated by an "X" must be located above the first tloor of <br />any building unless specifically exempted in this chapter. The footprints of buildings <br />devoted solely to residential uses shall comprise no more than] 5% of the collective <br />footprints of the district's freestanding buildings. The frecstanding buildings devoted <br />solely to residential uses must also be located and identified in the Design Standards <br />Manual. <br /> <br />5) The total tloor area of these uses eombined, including the associated accessory uses, shall <br />not excecd 20'};, of the total tloor area of proposed buildings in the development at any <br />time. <br /> <br />(b) U\'c-5j)('cij,'c SlandardsjiJr Principal Uses. <br /> <br />(1) Sizc Limit/i)r Principal eseI'. Unless otherwise provided by this section, no <br />principal use other than an otIice building, research laboratory, parking garage, <br />hotel. or convention center shall exceed 30,000 square feet in tloor area. Retail <br />uses may excecd 30,000 square feet in size by obtaining a use permit. <br /> <br />(2) Mullijillnily Residential, including Conduminiums. The following additional <br />requircments apply: <br /> <br />a. The density of multifamily residential development shall not exceed 20 <br />dwelling units per acre. The maximum density may be increased to 40 <br />dwelling units per acre by obtaining a use permit. <br /> <br />b. \10 more than 25% of the total tloor area of buildings in the development <br />shall be de\ oted to residential uses including associated accessory uses. <br />fhe footprints of buildings devoted solely to residential uses shall <br />comprise n,) more than ISO,,, of the colkctive footprints of the district's <br />!i'el'standin~, buildin),'s.
