Thence, <br />proceeding S 57000'00"W 197.89 feet plus or minus, to a <br />point, thence N 33009'40"W 699.77 feet more or less to a <br />point, thence, proceeding N 68034'33"E 139.94E feet more <br />or less to a point thence, S I 6031 '46"E 170.00 feet more or <br />less to a point, thence proceeding N 68034'33"E 50.00 feet <br />more or less to a point, thence proceeding S 16031' 46"E <br />I 28.52 feet more or less to a point, thence proceeding S <br />55053'22"W I 1.14 feet more or less to a point, thence <br />proceeding S490I6'48"E 390.84 feet more or less to a point <br />of beginning. The property is also known as 3115 Airline <br />Boulevard. <br /> <br />3. That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br /> <br />(a) A landscaping plan that is in accordance with section 40-43.5 of the City <br />Code must be submitted and approved. The plan shall include parking lot <br />landscaping that meets the criteria in City Code section 40-71.2 and at <br />least 10% canopy coverage. Landscaping must be located in the front 25' <br />setback. <br /> <br />(b) The office landscaping buffer must extend the entire length of the western <br />property line from Airline Boulevard to the Seaboard Coastline Railroad <br />tracks. <br /> <br />(c) The Best Management Practice (BMP) facility shall be located near the <br />rear of the property. <br /> <br />(d) The office building must be constructed with the submitted site plan dated <br />February 7, 2007. <br /> <br />(e) Signage shall be restricted to monument signs. A signage plan must be <br />submitted to the Zoning and Planning Departments for review and <br />approval. <br /> <br />(1) The establishment shall be operated in compliance with all applicable <br />codes, ordinances, and regulations of federal, state, and local governments. <br /> <br />(g) The applicant shall obtain all required licenses and permits before <br />operation and these licenses and permits shall remain in effect during the <br />operation of the establishment. <br />
