<br />(a) Building construction shall be in compliance with the site plan and <br />elevations submitted (see plans dated 01-06-06), Minor modifications <br />may be approved by the Director of Planning, <br /> <br />(b) Building materials shall be 30-year architectural shingles, and a mixture of <br />vinyl siding, hardi-plank, and cultured stone as detailed in the application <br />for Group Housing Permit and illustrated on the elevations (dated 01-06- <br />06), <br /> <br />(c) Landscaping shall be installed and maintained in general compliance with <br />the submitted Landscape Plan (dated 10-28-05) and Typical Building <br />Plantings Scheme dated (10-28-05), <br /> <br />(d) Final signage shall be in general compliance with the illustrations <br />provided. The final sign product shall be reviewed and approved by the <br />Director of Planning before installation in the community, <br /> <br />(e) A site plan shall be submitted and approved by the Department of <br />Engineering before construction. A final tree saving plan shall be <br />included with the site plan for review and approval by the City Arborist <br /> <br />(f) A community walking trail shall be installed and maintained in <br />compliance with the Preliminary Site Plan (dated 10-28-05), Final plans <br />for an environmentally-sensitive walking trail within the Chesapeake Bay <br />Resource Protection Area shall be submitted and approved by the <br />Chesapeake Bay Program AdministratoL <br /> <br />(g) The developer shall be responsible for costs associated with utility <br />upgrades deemed necessary by the Director of Public Utilities, including <br />but not limited to possible water, sewer, and/or storm water facilities for <br />the community, <br /> <br />(h) The project shall be developed and maintained in compliance with all <br />applicable codes, ordinances, and regulations of federal, state, and local <br />governments, and all required licenses and permits shall be obtained and <br />remain in effect during the development of this projecL <br /> <br />(i) All taxes owed on or in connection with the subject property shall be paid <br />when due, <br /> <br />3, EXPIRATION OF PERMIT: Unless extended as provided under <br />Section 40-115 of the Code of the City of Portsmouth, Virginia (1988), the group housing <br />use permit shall expire for any portion of the approved project for which building permits <br />have not been issued if the applicant fails to apply for all building permits for the entire <br />project within one year of the adoption of this resolution, <br />
