<br />. <br /> <br />degrees, thus in a north-we sternly direction approximately <br />288.5 feet +/- to a point; turning 90 degrees, thus in a <br />south-we sternly direction approximately 63.5 feet +/- to <br />the point of beginning. <br /> <br />3. That the use permit is approved subject to the following conditions which <br />the applicant and any successor in interest shall observe: <br /> <br />(a) The site shall be developed in general accordance with the site plan <br />submitted and dated October 4, 2005, including paving the entrance drive <br />and the front parking lot. The Director of Planning may approve minor <br />modifications. <br /> <br />(b) The site plan shall be reviewed and approved by the Engineering <br />Department before development. <br /> <br />(c) Truck storage on the lot shall be limited to a maximum of five trucks at <br />anyone time. <br /> <br />(d) Truck storage shall be limited to the rear of the lot behind the proposed <br />building. No trucks shall be parked in the front of the lot between Ballard <br />Road and the proposed building at any time. <br /> <br />. <br /> <br />(e) <br /> <br />Any signage proposed for the lot shall be limited to a maximum of 65 <br />square feet. Signage design shall be reviewed and approved by the Zoning <br />Administrator before installation. <br /> <br />(t) Development of the site shall meet the 10% tree canopy coverage <br />requirements of the city code. <br /> <br />(g) Additional foundation plantings shall be added and maintained along the <br />front of the proposed building. <br /> <br />(h) The proposed building may be used only for the maintenance and repair of <br />the applicant's vehicles. This building shall not be used as a commercial <br />vehicle repair shop accepting customers outside of the existing business <br />operations. <br /> <br />(i) Hours of operation for the building shall be limited to Monday-Sunday <br />from 6:00 a.m. to 6:00 p.m. Truck storage shall be allowed on the lot at <br />all times. <br /> <br />. <br /> <br />(j) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and <br />maintain all required licenses and permits. <br /> <br />
