That the use permit is approved subject to the following conditions which shall be <br />observed by the applicant and any successor in interest: <br /> <br />(a) The site layout plan shall generally be in accordance with the site plan <br />dated September 21,2006. <br /> <br />(b) The applicant shall utilize the dumpster on site for private trash pick up in <br />accordance with the plan of trash storage, handling, and disposal <br />approved by General Services. <br /> <br />(c) The applicant's machine shop shall not generate sound or vibrations that <br />can be heard or felt by adjacent businesses. <br /> <br />(d) Upon approval. uses allowed under this use permit shall be limited to the <br />fabrication of small pipe fittings and flanges as described in the <br />application submitted on September 21, 2006. <br /> <br />(e) The establishment shall be operated in compliance with all applicable <br />codes, ordinances, and regulations of federal, state, and local governments. <br /> <br />(I) The applicant shall obtain all required licenses and permits before <br />operation and these licenses and permits shall remain in effect during the <br />operation of the establishment. <br /> <br />(g) Taxes and fees associated with the property shall be paid when due. <br /> <br />(h) This use permit shall be for the entire parcel to allow the applicant the <br />ability to expand in the future. <br /> <br />4. REVOCATION OF PERMIT: Violation of any of the above conditions may <br />serve as grounds for rcvocation of the lISC permit by the City Council. <br /> <br />ADOPTED by the Council of the City of Portsmouth.
