. UP-05-36 All that certain tract, piece, or parcel of land, with the improvements thereon, situate, lying and being in the City of Portsmouth, Virginia, known, numbered and designated as Parcel "B-2" as shown on that certain plat of survey entitled "Minor Subdivision of Parcel B, Subdivision of a portion of property owned by Burrell Johnson, et als, Portsmouth, Virginia", dated February 17, 1978, made by Baldwin and Gregg, Engineers, which is recorded in the Clerk's Office of the Circuit Court for the City of Portsmouth, Virginia, in Map Book 10, at page 63, to which reference is hereby made for a more particular description of said property. It being the same property that was conveyed to First and Merchants National Bank of Richmond, Virginia, trustee by deed of Park Plaza Corporation, a Virginia corporation, dated February 11, 1977, and recorded in said Clerk's Office in Deed Book 731, at page 75. 3. That the use permit is approved subject to the following conditions which the applicant and any successor in interest shall observe: (a) Hours of operation shall be limited to between 5:00 a.m. and 5:00 p.m. daily. . (b) No more than three tractor-trailers shall be received daily. (c) No more than 20 cargo vans shall be utilized for deliveries. (d) All sign improvements shall be in accordance with the City's Zoning Ordinance. (e) All outside HV AC or other equipment shall be screened by fencing and/or landscaping. (t) A buffering consisting of fencing and landscaping shall be installed between the rear (southwest portion) of the site and the adjacent neighborhood. Fencing shall be of a wood or vinyl material, as approved by the Planning Director. (g) Ingress and egress for the property shall be by Hodges Ferry Road only. (h) The applicant shall comply with all applicable codes, ordinances and regulations of federal, state and local governments and shall obtain and maintain in effect all required licenses and permits. (i) All taxes and fees in connection with the subject property and the proposed use shall be paid when due. .
