<br />. <br /> <br />UP-05-36 <br /> <br />All that certain tract, piece, or parcel of land, with the improvements <br />thereon, situate, lying and being in the City of Portsmouth, Virginia, known, <br />numbered and designated as Parcel "B-2" as shown on that certain plat of survey <br />entitled "Minor Subdivision of Parcel B, Subdivision of a portion of property <br />owned by Burrell Johnson, et als, Portsmouth, Virginia", dated February 17, <br />1978, made by Baldwin and Gregg, Engineers, which is recorded in the Clerk's <br />Office of the Circuit Court for the City of Portsmouth, Virginia, in Map Book 10, <br />at page 63, to which reference is hereby made for a more particular description of <br />said property. <br /> <br />It being the same property that was conveyed to First and Merchants <br />National Bank of Richmond, Virginia, trustee by deed of Park Plaza Corporation, <br />a Virginia corporation, dated February 11, 1977, and recorded in said Clerk's <br />Office in Deed Book 731, at page 75. <br /> <br />3. That the use permit is approved subject to the following conditions which <br />the applicant and any successor in interest shall observe: <br /> <br />(a) Hours of operation shall be limited to between 5:00 a.m. and 5:00 p.m. daily. <br /> <br />. <br /> <br />(b) <br /> <br />No more than three tractor-trailers shall be received daily. <br /> <br />(c) No more than 20 cargo vans shall be utilized for deliveries. <br /> <br />(d) All sign improvements shall be in accordance with the City's Zoning <br />Ordinance. <br /> <br />(e) All outside HV AC or other equipment shall be screened by fencing and/or <br />landscaping. <br /> <br />(t) A buffering consisting of fencing and landscaping shall be installed <br />between the rear (southwest portion) of the site and the adjacent <br />neighborhood. Fencing shall be of a wood or vinyl material, as approved <br />by the Planning Director. <br /> <br />(g) Ingress and egress for the property shall be by Hodges Ferry Road only. <br /> <br />(h) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain and <br />maintain in effect all required licenses and permits. <br /> <br />(i) <br /> <br />All taxes and fees in connection with the subject property and the <br />proposed use shall be paid when due. <br /> <br />. <br /> <br />
