That the use permit is approved subject to the following conditions which shall be observed by the applicants and any successor in interest: (a) The center shall care for no more than thirty children. (b) The ages of the children shall be limited from 2 1/2 to 6 years of age. (c) The hours of operation shall be limited to between 5:30 a.m. and 8:00 p.m. (d) Outside playtime shall be limited to between 8:00 a.m. and sunset. (e) The applicant shall adhere to the site plan and the floor plan submitted. (f) The applicant shall use the current fenced in area on the south side of the property as a play yard for the daycare. This area is required to be at least 2,073 square feet and be surrounded by a six-foot vinyl fence. No more than 20 children shall be in the outdoor play yard at one time. (g) Landscaping shall be planted on the southern, eastern, and western ends of the play yard to buffer the childcare facility from adjacent properties. (h) Eight on-site parking spaces shall be allocated specifically for childcare uses. (i) The applicant shall comply with the trash removal plan that was submitted to the Department of General Services. (j) The applicant shall have Fire Prevention, Health, and Building Department inspections performed prior to occupancy of the childcare facility and armual inspections thereafter. (k) The applicant shall comply with all applicable ordinances and regulations offederal, state and local goverrunents and shall obtain and maintain all necessary licensees and permits. (I) All taxes and fees associated with this property shall be paid when due.
