<br />. <br /> <br />. <br /> <br />. <br /> <br />EXHIBIT D: <br />QUALITY ENHANCEMENTS <br /> <br />The developer has proposed a quality development to include a "mix" of housing units and <br />building materials. As the developer submits plans for future phases of the development, the <br />City recommends strong consideration be given to the following enhancements: <br /> <br />TOWNHOUSES <br />. Alternative materials such as brick be used for the end units of proposed stacked <br />townhouses. <br />. Alternative materials such as brick, stucco, or wood be used for 50% of the end units of <br />proposed 16' - 20' wide units. <br />. Alternative materials to vinyl be used on 77% of all 20' - 26' wide units. Alternative <br />materials to vinyl used on all 20' - 26' end units. <br />. Alternative materials such as brick be used as primary siding for 32' units. <br /> <br />DETACHED UNITS <br />. Alternative materials to vinyl on all 20' - 24' corner units. No more than 50% of 20' _ <br />24' wide units be primarily sided in vinyl. <br />. Alternative materials to vinyl on all 32' wide corner units. No more than 25% of all units <br />be sided primarily in vinyl. <br />. Alternative materials to vinyl used on 42' and 50' wide units. <br /> <br />ADDITIONAL ITEMS <br />. Consistent building materials to be used on all sides of the units. <br />. Consistent foundation materials to be used on all sides. <br />. Masonry and mortar colors to be color coordinated with structure. <br />. Upgraded roofing materials such as artificial slate be considered for all units, especially <br />the 42' to 50' wide sfd's <br />. Consider a change in unit mix that includes fewer ofthe smallest units such as the <br />stacked townhouses and 16' - 20' wide units <br />. Consider fewer of srnallest sfd's (20' - 24') and increase the number of32', 42', and 50' <br />wide units <br />. Consider pursuit of Home-A-Rama or a sirnilar event for development of housing <br />adjacent to the golf course.
