That the use permit is approved subject to the following conditions which the applicant and any successor in interest shall observe: (a) All truck repair and overhaul activity shall occur on the property, and no truck shall remain on the property for more than thirty days. All vehicles shall have an active work order. (b) A maximum of 25 trucks may be stored on the property while awaiting repair or overhaul. (c) No sale, resale or storage of new or used truck parts shall be allowed on the site. (d) Hours of operation shall be from 10 a.m. to 7:30 p.m., Monday through Saturday. (e) The existing metal fence along Confederate Avenue shall be removed within thirty days after approval of the use permit application. New chain link fencing and landscaping shall be planted along Turnpike Road and Confederate Avenue as per site plan dated March 17, 2005. (f) The storage and removal of trash shall be in accordance with the Waste Management Plan approved by General Services on January 19, 2005. (g) The applicant shall comply with the submitted preliminary development plan. The Director of Planning and Zoning or his designee must approve any modifications to the plan. (h) Architectural drawings showing elevations and building materials must be submitted and approved by the Director of Planning and Zoning or his designee for any new structure on the property. (i) The applicant shall not occupy the site and operations shall not commence until all improvements have been completed. (j) The applicant shall comply with all applicable codes, ordinances, and regulations of federal, state and local goverrunents and shall obtain and maintain all necessary licenses and permits. (k) All taxes and fees owed or collected in connection with the subject property and operations shall be paid when due.
