<br />. <br /> <br />. <br /> <br />. <br /> <br />point; thence in a southerly direction 199 feet to the point <br />of beginning. <br /> <br />3. That the use permit is approved subject to the following conditions which <br />the applicant and any successor in interest shall observe: <br /> <br />(a) All truck repair and overhaul activity shall occur on the property, and no <br />truck shall remain on the property for more than thirty days. All vehicles <br />shall have an active work order. <br /> <br />(b) A maximum of 25 trucks may be stored on the property while awaiting <br />repair or overhaul. <br /> <br />(c) No sale, resale or storage of new or used truck parts shall be allowed on <br />the site. <br /> <br />(d) Hours of operation shall be from 10 a.m. to 7:30 p.m., Monday through <br />Saturday. <br /> <br />(e) <br /> <br />The existing metal fence along Confederate Avenue shall be removed <br />within thirty days after approval of the use permit application. New chain <br />link fencing and landscaping shall be planted along Turnpike Road and <br />Confederate Avenue as per site plan dated March 17, 2005. <br /> <br />(f) <br /> <br />The storage and removal of trash shall be in accordance with the Waste <br />Management Plan approved by General Services on January 19, 2005. <br /> <br />(g) The applicant shall comply with the submitted preliminary development <br />plan. The Director of Planning and Zoning or his designee must approve <br />any modifications to the plan. <br /> <br />(h) Architectural drawings showing elevations and building materials must be <br />submitted and approved by the Director of Planning and Zoning or his <br />designee for any new structure on the property. <br /> <br />(i) The applicant shall not occupy the site and operations shall not commence <br />until all improvements have been completed. <br /> <br />(j) The applicant shall comply with all applicable codes, ordinances, and <br />regulations of federal, state and local goverrunents and shall obtain and <br />maintain all necessary licenses and permits. <br /> <br />(k) All taxes and fees owed or collected in connection with the subject <br />property and operations shall be paid when due. <br />
