That the use permit is approved subject to the following conditions which the <br />applicant and any successor in interest shall observe: <br /> <br />(a) The center shall care for no more than thirty children. <br /> <br />(b) <br /> <br />The ages of the children shall be limited to between one and four years <br />old. <br /> <br />(c) The hours of operation shall be limited to between 6:00 am and 6:00 pm. <br /> <br />(d) Outside playtime shall be limited to between 8:00 am and 6:00 pm. <br /> <br />(e) <br /> <br />The facility shall be constructed and operated in accordance with the site <br />plan and floor plan submitted. <br /> <br />(0 <br /> <br />The currently fenced-in area on the east side of the property shall be used <br />as a play yard for the center. The play area must, at all times, be at least <br />2,000 square feet and be surrounded by a four-foot tall fence. <br /> <br />(g) <br /> <br />Landscaping shall be planted on the southern end of the play yard <br />to buffer the childcare facility from the adjacent residential use. <br /> <br />(h) <br /> <br />Six on-site parking spaces shah be allocated specifically for <br />childcare drop off and pickup. <br /> <br />(0 <br /> <br />Trash shah be stored and removed in accordance with the trash <br />removal plan dated June 14, 2004 approved by the Department of <br />General Services. <br /> <br />0) <br /> <br />The applicant shall have Fire Prevention, Health, and Building <br />Department inspections performed prior to occupancy of the <br />childcare facility, and annual inspections shah be conducted <br />thereafter. <br /> <br />(k) <br /> <br />The facility shall comply with all applicable ordinances and <br />regulations of federal, state and local governments, and all <br />necessary licenses and permits shall be secured and maintained in <br />effect. <br /> <br /> <br />
