ZONING AMENDMENT ORDINANCE Z-03-15 <br /> <br /> BE IT ORDAINED by the Council of the City of Portsmouth, Virginia: <br /> <br /> 1. That the portion of the zoning map attached to and made a part of the City <br />of Portsmouth Zoning Ordinance which now zones as Commercial C-2, the property <br />described in Petition for Zoning Amendment Number Z-03-15, is hereby amended and <br />changed so as to show said property zoned as Residential RM-75-K (Conditional), and <br />that Said property is hereby zoned as Residential RM-75-K (Conditional). <br /> <br /> 2. That the property affected by this ordinance by being zoned from <br />Commercial C-2 to Residential RM-75-K (Conditional) is furthermore described as <br />follows: <br /> <br /> Z-03-15 <br /> <br /> Beginning at a point 314'+/- from the southeast corner of <br /> Trucker Street and Tyre Neck Road; thence, in a southerly <br /> direction 588.04'+/- to a point; thence, in a northeasterly <br /> then southerly direction 697.08'+/- to a point; thence, in a <br /> northerly direction 706.53'+/- to a point; thence, in a <br /> westerly direction 566.27'+/- to a point of the beginning. <br /> <br /> 3. That the property shall be subject to the following conditions as proffered <br />by the applicants: <br /> <br /> (a) Development shall be limited to a maximum of 37 units. <br /> <br /> (b) All units will have exterior wall coverings of at least 75% brick veneer. <br /> Any other exterior siding materials (wood, vinyl, or concrete fiber siding) <br /> will be used for gables, bay windows, garages or partial walls. There shall <br /> be no full walls without brick veneer. <br /> <br /> (c) Any unit wall directly facing Tyre Neck Road will be primarily brick <br /> veneer with front door entry features. <br /> <br /> (d) Each unit will have a one-car garage and two additional parking spaces. <br /> There will also be on-site, open guest parking. <br /> <br /> (e) The project will have an entrance with a circular traffic circulation pattern. <br /> <br /> (f) The portion of the project that fronts on Tyre Neck Road will have <br /> masonry columns with black aluminum (wrought iron style) decorative <br /> fencing and a landscaped buffer. <br /> <br /> <br />
