ZONING AMENDMENT ORDINANCE Z-03-11 BE IT ORDAINED by the Council of the City of Portsmouth. Virginia: 1. That the portion of the zoning map attached to and made a part of the City of Portsmouth Zoning Ordinance which now zones as Residential RM-75-K (Conditional) the property described in Petition for Zoning Amendment Number Z-03- 11, is hereby amended and changed so as to show said property, zoned as Residential RM-75-K (Conditional), and that said property is hereby zoned as Residential RM-75-K (Conditional). 2. That the property affected by this ordinance by being rezoned to Residential RM-75-K (Conditional) is shown as Parcel B on Exhibit A, attached hereto and made a part hereof. 3. That Parcel B shall be subject to the following conditions as proffered by the applicant for rezoning: Units for owner-occupied seniors (55 years of age and older) only. Density no greater than 8 units per acre. Sidewalks and walking trails required. Institute Master Architectural Review Board. Institute Building Materials/Standards. Single unit, duplex, triplex,_four-plex buildings only Height restriction of no more than two stories. 95 % brick or stone; wood, hardy plank or vinyl may be used for architectural features. Wood, vinyl, or aluminum only allowed on soffits and window frames. Only dimensional shingles on roof. Driveways must be colored or aggregate concrete or pavers; no asphalt, blacktop or white concrete. Only 3 styles of privacy fencing to be permitted of no more than 6 feet in height. Minimum square footage of 1200 square feet per unit. Ail units must have master suites on the first floor and a garage. 4. That this ordinance shall take effect on the date of its adoption.
