A clear and detailed landScaping plan (including plant <br />types) shall be submitted to the Department of Planning and Zoning for <br />review and approval with the Subdivision plat. <br /> <br />At least twenty'five of the homes (constructed in the subdivision will have <br />all-brick front facades. <br /> <br />The structures with their sides adjacent to Airline Boulevard shall be <br />constructed with all brick on the front and sides facing Airline Boulevard. <br />Four lots on the preliminary site plan submitted with the application are <br />affected by this proffer, being the two lots on the immediate right and lef~ <br />of the intersection of Kings Gate Drive (proposed) and Airline Boulevard <br />and the two lots at the southern cul-de-sac of Jester Road (proposed). <br /> <br />Private deed restrictions establiShed by the apphcant will prohibit lot <br />owners from constructing privacy fence along Airline Boulevard. The <br />applicant will construct a wrought iron (in appearance) fence with brick <br />colunms at least four (4) feet in height in the landscaped buffer along <br />Airline Boulevard. The homeowners association will maintain this fence, <br />and private deed restrictions established by the applicant will prohibit lot <br />owners from altering its appearance. <br /> <br />The building materials used in construction of the exterior Walls of the <br />house in the proposed subdivision will be brick and beaded vinYl siding. <br /> <br />The landscaping plan submitted by the applicant for review and approval <br />with the subdivision plat will include a defined entrance with a sign <br />showing the name of the subdivision and design elements integrated with <br />the landscaping plan. <br /> <br />The applicant shall construct a wooden [or synthetic wood) privacy fence <br />along the eastern boundary of the property adjacent to the Airline Plaza <br />shopping center of a style and design to be submitted by the applicant for <br />review and approval with the subdivision plat. The homeowners <br />association will maintain this fence. <br /> <br />All houses constructed in the subdiwsion will have rinsed solid foundation <br />with brick skirting or crawl space with brick skirting of at least eighteen <br />(18) inches in height. <br /> <br />Complete details and a development plan (including proposed amenities) <br />will be submitted for the "Tot Lot" as shown on the prehminary ane plan <br />submitted with the application, to be reviewed and approved by the <br />Planning Director with the subdiwsion plat. <br /> <br />All houses constructed in the proposed subdivision will contain a <br />minimum of 1700 square feet of living area. <br /> <br /> <br />
