That the use permit is approved subject m the following conditions which shall be observed by the applicant and any successor in interest: (a) The site layout plan shall generally be in accordance with the site plan dated Febmary 18, 2003. Any modifications shall be approved by the Director of Planning and Zoning. (b) The landscaping plan shall be generally in accordance with the conceptual landscaping plan date February 18, 2003. A detailed plan must be submitted at the time of site plan submittal. Significant landscaping must be provided mound any outside storage area and around the trash disposal area. The Director of Platming and Zoning shall approve the fmal landscaping plan. (c) The exterior faCade of the facility shall be a m~x of brick, split block and metal as shown on the building elevations dated February 18, 2003. Minor modifications may be approved by the Director of Planning and Zoning. (d) Trash removal shall be through private pick-up, which has been approved by the D/rector of General Services. On-site dumpsters shall be screened and enclosed. The Director of General Services must approve any changes to the approved trash removal plan prior to implementation. (e) The applicant shall comply with all applicable codes, ordinanc~es and regulations of federal, state and local governments and shall obtain and maintain all required licenses and permits. All taxes and fees owed or collected in connection with the property and operation shall be paid when due. 4. REVOCATION OF PERMIT: Violation of any of the above conditions may serve as grounds for revocation of the use permit by the City Council.
